Please be aware that these are guideline cover details and in some circumstances(for example a property which is already showing signs of subsidence) a certain peril may be excluded, such an exclusion would be explained before placing cover.
Standard cover
Fire - For example if your tenant had a faulty electrical item which caught on fire and caused a fire in the property.
Lightning - For example if lightening was to hit and damage your roof.
Explosion - For example if you were to have a faulty cooker which was leaking gas which resulted in an explosion and caused damage to your property.
Earthquake - For example if an earthquake was to occur and cause structual damage to your property.
Storm - For example if there was a storm which caused damage to your roof.
Flood - For example if there was a build up in water which caused your property to become flooded and damage your property.
Subsidence - For example if your property was to start showing signs of subsidence which was making the property structually unsound.
Property owners liability - For example if your tenant was fall and injure themselves within the property and hold you liable.
Escape of water - For example if a boiler was to leak and cause damage to your ceiling.
Riot/Civil commotion - For example if there was a riot which resulted in your property being damaged, such as smashed windows.
Malicious persons/Vandals - For example if a person was to graffiti your property or cause damage on purpose.
Theft or attempted theft (excluded unless violent or forcible entry/exit occurs) - For example if someone was to kick down a door to gain access to the property.
Falling trees or branches - For example if a tree was to fall and cause damage to the building, such as a wall.
Falling Aerials/Satellite dishes - For example if your aerial was to fall and cause damage to the property such as the roof.
Collision involving aircraft, vehicles of animals(excluding pets) - For example if a car was to loose control and hit your property.
Ground heave/Land slip - For example if your property was to experience any landslip issues.
Additional cover (Included as standard)
Accidental breakage of sanitary fittings, fixed glass, solar panels and ceramic hobs.
Accidental damage to underground services which extend from your home to the public mains for which you are legally responsible
Loss of rent or alternative accommodation up to a maximum of 20% of the building sum insured for a maximum period of 12 months(only applicable if an insured peril occurs)
Accidental damage cover
Accidental damage cover is restricted to buildings. This provides cover for accidental damage caused to the property by the tenant. For example if the tenant was to go into the loft and accidently put their foot through the ceiling or if they were putting a picture up and banged a nail through the wall into a pipe.
